Description:

This project is progressing with the completion of the construction documents. Cadence McShane, the Construction Manager at Risk (CMR), that was approved by the Board on March 20, 2007, is now involved in the project development. The project development schedule has the Guaranteed Maximum Price (GMP) coming to the August Board Meeting. In order to facilitate the construction schedule, utilize the time available this summer, and allow additional construction time to prepare for the summer 2008 demolition of the existing building, it is recommended a portion of the pending GMP be authorized for earthwork, site utilities, concrete and structural steel. Cadence McShane has taken bids for this work and will award subcontracts following approval of this request. The CMR will be taking bids on the balance of the work in July and prepare the final GMP for presentation in August.

This Proposal provides for authorization of a portion of the pending GMP to allow subcontracting for earthwork, site utilities, concrete and structural steel. The amount of actual bids is less than the CMR's budget estimate for these line items (Bids $4,806,032, Budget estimate $5,096,513). The Initial GMP Estimate (IGMP) is $14,652,000 and includes the Construction Period Fee.

Recommendation:

The Administration recommends that a portion of the pending GMP, in the amount of $4,806,032.00 be authorized for award of earthwork, site utilities, concrete, and structural steel subcontracts. The final GMP is currently scheduled for the August 7, 2007 Board Meeting.
